Once received this information will put through "fast track for 24 hour approval." When approved I will order your appraisal open escrow, and order your title report. Is there a way to close a loan without any fees?
Yes, Loans can be done today in where the Lender will pay for all of the closing costs. Your rate will be slightly higher than the current market rate. The actual cost to the borrower to close a no cost loan is exactly that, NO CLOSING COSTS whatsoever. How do I lock my loan?
Once you have applied for a loan at AHLSMC.COM and you have made your deposit you will be eligible to lock your loan. By locking a loan you are guaranteeing your interest rate at the rate which it was locked at.
How long does it take?
Since Seattle Mortgage Company is a mortgage banker and is a fast track approved lender the process can be completed in as little as 10 day's. However, every loan is different and some more complex loans may take longer.
What is the up front cost?
The deposit to start an online loan application with AHLSMC.COM is $500.00. Should your loan not be approved or if you decide not to use AHLSMC.COM before an appraisal is ordered you will receive a full refund.
What is fast track?
Fast track is an express approval process offered by Seattle Mortgage Company where your loan application is sent to FNMA direct for approval. This greatly reduces the time, paperwork, and enhances your odds of being approved.
Should I pay points?
This is a customized question that may be different for each individual borrower. However, if you are refinancing and rolling your costs into the loan it will probably be counter productive. Here is an example. Mr. & Mrs. Smith need a loan for $100,000 this will give them all the money they need and allow all of the closing costs to be rolled in the loan. They borrow this money at a note rate of 7.750%; the P&I on this loan is $716.41. If they buydown one point and roll this amount in the new loan will have a lower note rate of 7.500% but the loan will have to be increased to $101,000 the new P&I is 706.20 thus there total savings is $10.21 per month.
What is a streamline refinance?
Streamline refinances are loans where only the underlying balance of the first mortgage is refinanced for a lower rate. The advantage to these loans they often do not require requalifying or a new appraisal. In addition the closing costs may be greatly reduced.
